Repainting before the rental season

On a rental property the binding constraint is the booking calendar, not the weather — and putting a house on a rental program changes which paint rules apply to it.

For an owner-occupied house, a repaint is scheduled around weather and convenience. For a rental, it is scheduled around revenue: every day of access the painters need is a day the house is not earning, and the shoulder weeks either side of the season are the only stretch where those two things do not collide. That is the whole logic of the spring repaint here, and it is a business calculation before it is a maintenance one.

The shoulder window is narrow and it is contested. Every trade working rental inventory on this beach — painters, carpenters, HVAC, flooring, cleaners, pool services — wants the same weeks, because those are the weeks the houses are empty. The consequence is that availability, not price, is the scarce resource in March and April, and an owner calling in late spring is negotiating for whatever is left rather than for what they wanted. Booking a repaint in the autumn for the following spring sounds excessive until the first year you try it the other way round.

Sequence the work against the turnover, not against the paint. Interior repaints want the house vacant and the HVAC running, which means the dead weeks rather than a Saturday between guests. Exterior work can often proceed with the house occupied but changes the guest experience enough that most managers will not permit it in season. Anything involving containment on an older property needs both the access and the schedule, so it belongs at the front of the queue, not squeezed into a gap.

Then the part that catches out first-time owners, and it is a change in legal status rather than a change in maintenance practice. RRP applies to rentals and house flippers: the lead-safe renovation rule does not generally reach a homeowner working on their own pre-1978 house, but it does apply if you rent all or part of your home, operate a childcare centre in it, or buy, renovate and sell homes for profit. The cottage you legally repainted yourself last spring becomes a regulated property the day it goes on a rental program. Same house, same paint, different rule — and the work now has to be done by a certified firm.

That distinction shapes the turnover repaint in a way managers feel every year. Rental interiors take punishment no owner-occupied house takes: suitcases against baseboards, sand in every room, wet towels on window sills, forty-odd changeovers a season. The touch-up cycle is genuinely annual on the high-traffic surfaces. On a pre-1978 property, 'annual touch-up' and 'work that disturbs painted surfaces' are the same activity, which means the cheap in-house fix is exactly the one that is no longer available to you.

The exterior side has its own economics, driven by the same coastal exposure that shortens every coating's life here. Plan the permitting question early if the scope is growing. But shoulder-season projects have a habit of accumulating — new decking, a rebuilt walkway, a dune crossover repair — and those can carry a review that a paint schedule never anticipated. Book the window a season ahead, stack the disruptive work into the vacant weeks, and be clear-eyed about the fact that a rented house is regulated differently from a lived-in one. The owners who never seem to lose booked nights to maintenance are not lucky; they are simply working a calendar that starts a year earlier than everybody else's.
